PROPERTY MANAGEMENT

SBHCI manages thirteen properties, a total of 169 apartments, that located on scattered sights throughout the County.

Five of the properties managed serve senior citizens and adults who have been diagnosed with a disability. In order to meet the special needs of the population that occupies these apartments, SBHCI has developed several professional service agreements with community agencies who can provide meal site locations, supportive/educational group meetings (Healthy Living Workshop, Group Leader Development, Benefit Review) and health related gatherings (on site COVID testing, on site COVID vaccines). Providing services on site allows residents who may not be able to travel access to additional, critical supports without leaving the property. 

SNOW BELT RENTALS

Snow Belt Headquarters Building
HEADQUARTERS | LOWVILLE | 1 APARTMENT | 1 BEDROOM UNIT

Snow Belt is located on the corner of South State Street and Water Street along Mill Creek in the Village of Lowville. Snow Belt moved into its current space in 1986 after renovating the abandoned structure into office space and two apartment units. Additional upgrades were performed in 2011, including updated kitchens and bathrooms. The upstairs apartments each have two bedrooms and include kitchen appliances, and off-street parking, as well as water, sewer, garbage removal, and snow removal. Tenants pay their own electric and natural gas heating costs. Rental rates are based on income at initial occupancy of 60% of area median income.

Sunburst
SUNBURST | COPENHAGEN | 2 APARTMENTS | 3 BEDROOM UNITS

This two-unit, three-bedroom townhouse on Main Street in the Village of Copenhagen was constructed in 1987 on a site donated to Snow Belt by the United Church of Copenhagen. An oil-fired hot water boiler system and vinyl siding were added in 1997. The units have wall-to-wall carpeting, kitchen appliances, storage, a large yard with grounds keeping, and off-street parking, as well as water, sewer, and garbage removal. Rental rates are based on income at initial occupancy of 60% of area median income. Tenants pay their own utilities, including fuel oil.

Elm Street
ELM STREET | LOWVILLE| 3 APARTMENTS | TWO 2 BEDROOM UNITS | ONE 3 BEDROOM UNIT

This three-unit apartment building, located on Elm Street in the Village of Lowville, contains two two-bedroom units and one three-bedroom unit. Each unit includes kitchen appliances, a large yard with grounds keeping, and off-street parking, as well as snow removal, water, sewer, and garbage removal. Tenants pay their own electric and natural gas heat, which was added in 2008. Rents are at low HOME rent for tenants with incomes of 60% of area median income.

Pinecrest Manor
PINECREST | COPENHAGEN| 4 APARTMENTS | TWO 1 BEDROOM UNITS | TWO 2 BEDROOM UNITS

This property is located on Cataract Street in the Village of Copenhagen. This apartment building has four units: two two-bedrooms and two one-bedroom units including one handicap accessible unit. Units have carpeting, kitchen appliances, a large yard with grounds keeping, and off-street parking, as well as water, sewer, garbage removal, heat, and snow removal. Tenants pay between 30-48% of income for rent and are responsible for electric.

Center Street
CENTER STREET | LYONS FALLS | 6 APARTMENTS | 1 BEDROOM UNITS

This five-unit apartment building located on Center Street in Lyons Falls includes a laundry room on site. There are four one-bedroom units and one two-bedroom unit. Apartments have kitchen appliances and oil heat. Rent includes heat, water, sewer, garbage removal, off-street parking, snow removal, grounds keeping, and storage. Tenants pay their own electric.

Domingo Project
DOMINGO HOUSE | LOWVILLE| 2 APARTMENTS | 4 BEDROOM UNITS

This is a side-by-side duplex with four bedrooms each on South State Street in the Village of Lowville. Both units are targeted to families with incomes at 50% or less of the area median income. Rent includes water, sewer, garbage removal, grounds keeping, and snow removal. Each unit has new kitchen appliances and off-street parking. Tenants are responsible for heat and electric costs. Other improvements include new energy-efficient windows and doors, vinyl siding, insulation, new vinyl deck, and total replacement of outdated electrical and plumbing systems and fixtures, including natural gas boilers and hot water heaters, carpet, and wall treatment.

Mill Creek
MILL CREEK | LOWVILLE| 10 APARTMENTS | FIVE 2 BEDROOM UNITS | FIVE 3 BEDROOM UNITS

These buildings are located on Water Street in the Village of Lowville. Both buildings are targeted to families with incomes at 50% or less of the area median income. Rent includes water, sewer, garbage removal, grounds keeping, and snow removal. Each unit has new kitchen appliances and off-street parking. Tenants are responsible for natural gas and electric costs. Other improvements include new efficient windows and doors, central air conditioning, vinyl siding, insulation, complete electrical updates, new plumbing systems and fixtures, new natural gas boilers, new hot water heaters, carpet, and wall treatment. One building has five three-bedroom apartments and one apartment is a three-bedroom handicapped accessible all ground level apartment. The second building has five two-bedroom apartments.

SMOKING POLICY: Smoking shall be prohibited in all enclosed areas of High Falls, Whitton Place, McNeil Park Apartments, Valley View and Steeple View Courts. This includes, but is not limited to, the Community room, all common areas, individual apartments, hallways, restrooms and any other enclosed areas. Smoking is also prohibited within 25 feet of any entrance, exit, open window, or air intake of the building. This policy applies to all residents, guests, workers, and employees. Residents who violate this policy will be subject to a lease violation and possible termination of tenancy in accordance with the provisions of the lease.
